I just want to share this link to a very cool site which offers free legal forms & contracts which are mostly real estate related. Credit goes to Jomar Hilario who discovered the site and shared it through the Think Rich Pinoy! Google Group last October 2008, just before I created this blog. I just remembered about it which is why I am sharing this to all of you only now.

I would also like to reiterate what was stated on the website which says “It is strongly recommended that you consult a lawyer and have a customized document drawn to suit your requirements. hi. i have a property that i am not in a rush to sell. i am considering rent-to-own. i would like help on how i should structure the pricing. let us assume the following:
selling price: P5M (if a buyer were to pay me to buy the house now, the acceptable price is P5M)
length of payment: 15 years
how much should the monthly installment be? the only upfront payment that i might require is 2 months deposit.

I was contracted to do a construction on an extension of a 2 story wharehouse. I wasn’t able to notarized the contract that we signed. I finish the contract in time. Now I am having a hard time to contact the owner. She is not answering my call, her people in the office says she seldom pass by the office, its been 3 months now and I’m still not being paid by the owner. My question is can I use in court the contract which we signed even if its not notarized?

I tried to ask this question but got no satisfactory answer from PAG-IBIG. So I would like to request for your advice:
My son who is working in Dubai wanted to buy a condo unit owned by a private person. The owner wanted cash payment for the condo unit. I am trying to negotiate with the owner if my son can pay 20% of the contract price and 80% to be financed thru PAG-IBIG housing loan.
The owner is willing to sign a contract to sell but insisted that the 80% balance shall be paid in cash within six (6) months. If my son will apply for a PAG-IBIG housing loan, how long is the processing approval of the loan? Moreover, one of the documents required for the release of the loan is “TCT/CCT in the name of the borrower with proper mortgage annotation in favor of Pag-IBIG Fund” which means that the title has to be transferred to my son. But the owner is hesitant and asked what is the assurance that the 80% will be paid once the title has already been transferred? Is there any legal document for this? Or will the PAG-IBIG issue a guarantee that payment will be made to ownder as soon as all the requirements have been submitted?
I would really appreciate your opinion on this? Thanks a lot and more power!!!

@Anonymous, having a lease contract notarized would usually cost anywhere from Php100 to php300 pesos, depending on where or with whom you will have it notarized. Thanks for visiting.
