The 4th Philippine Real Estate Festival will be held on July 29-31, 2010, at the World Trade Center, Roxas Blvd. corner Buendia St., Pasay City Philippines, and just like last year, and the year before, I look forward to attending this year’s Philippine Real Estate Festival. The theme of Philippine Real Estate festival 2010 is โGlobal Tourism and Real Estate Development –ย Sunrise Industries for the Philippine Economyโ
But do you really want to know why I want to attend this year’s Philippine Real Estate Festival or PREF? If you said “to get listings of foreclosed properties for sale”, you got that right! Aside from getting updated foreclosed property listings,ย I also look forward to the mini-seminars or learning sessions that are for free to the public, and will be held throughout the 3-day event. In between the learning sessions, I also plan to visit business partners and friends who are also participating in the Philippine Real Estate Festival. So far I have confirmed that Philmay Property Inc. and OMI Land Title Services are participating in the real estate festival and I look forward to visiting their respective booths.
I outsourced the title transfer of one of the properties I purchased from a bank to my name and OMI Land Title Services completed this without a hitch (I’ll create a post about their excellent services soon). The services OMI Land Title Services offer include Title Verification, Title Transfer, Trace-back of Ownership, Relocation Survey, Reconstitution of Lost Titles, Free-Patent Titling, Cancellation of Annotation on Titles, Subdivision of Titles, Payment of Real Property Taxes.

Hi Kate, a ballpark estimate for title transfer services would be around 10k to 15k, depending on factors like location of property, completeness of documents, etc. It would be best to contact them directly. You can contact Mr. Hardy Lipana of OMI at 8841106 or email at [email protected], or you can just visit their booth during the real estate festival. ๐
how many days will it take to transfer a title to a new owner? what is the steps and the documents needed
Hi Larry, in my case they completed the transfer in a little less than two months, which was very impressive, considering they also helped with the transfer of the tax declaration from the previous owner to the bank, which was required for the title transfer. I just gave them the following:
1. Notarized Deed of Absolute Sale between the bank and me
2. Photocopy and Original owner’s duplicate of Title which the bank gave to me after I was fully paid
3. Photocopy of Tax Declaration
4. CWT tax return (paid by bank)
5. DST tax return (paid by me)
6. Tax Identification No.
5. Photocopy of any Government Issued I.D.
They basically just informed me if there were any assessments I needed to pay like the transfer tax, registration fee, etc. which I would pay at their office, and they would handle everything!

Hi Mon, as mentioned to Vic above, there should be no entrance fee. I attended all previous real estate festivals(2007, 2008, 2009) and there were no entrance fees, this year should be no different. Furthermore, there was no mention of any entrance fee on their website. ๐

I want to ask re TCT of your purchased property, are you transfering it to your name before you sell it. Im just wondering for the cost of it (tranfer tax and capital gain tax , etc..) that cost a lot. Since our object is to sell it, will it be possible to tranfer it the new buyer instead to save on transfer cost.
What are the requirement for this kind of situation?

Hi Aileen, yes, I transferred it to my name as my buyer intends to get a pag-ibig housing loan and one requirement given to them was the title should be under the name of the seller, which is me. The CWT was shouldered by the bank, I believe 6% of their selling price to me, I shouldered the DST which is 1.5% of the bank’s selling price. I also shouldered the transfer tax which was roughly Php6K.
It would be possible to assign your contract through a deed of assignment, and this would save on transfer costs, as long as the bank will allow it.
