Finally, the Professional Regulation Commission (PRC) has made it official, the next Real Estate Brokers Licensure Exam will be on March 27, 2011. My lawyer (who also happens to be my wife) sent me a copy ofย PRC’s Schedule of Licensure Examinations for Year 2011 and I have verified it with PRC’s official website.
If you will read the schedule from the PRC, it is clearly indicated that the date for the Real Estate Brokers exam shall be March 27, 2011, which falls on a Sunday.
Places where the real estate brokers exams are to be held
The real estate brokers exams shall be held in the following places:
- Manila
- Baguio
- Cagayan De Oro
- Cebu
- Iloilo
- (Davao – additional)
Deadline for filing applications for the exam
The deadline for filing of applications for the Real Estate Brokers licensure exam is on March 7, 2011, which falls on a Monday.
Real Estate Appraisers and Real Estate Consultants Licensure Exams
Schedules for the licensure exams for Real Estate Appraisers and Consultants are also included in the list released by the PRC and these shall be ย on May 29, 2011, which also falls on a Sunday. Places for examination shall be Manila and Cebu.
The deadline for filing of applications for the Reale Estate appraisers licensure exam and Real Estate Consultants licensure exams shall be on May 9, 2011, which falls on a Monday.
Real estate brokers licensure exam coverage
As per Section 13 (c) of the approved and published IRR of RA 9646, otherwise known as the RESA Law, the coverage for the real estate brokers exam shall be as follows:
(c) For real estate brokers
- Fundamentals of property ownership;
- Code of ethics and responsibilities;
- Legal requirements for real estate service practice;
- Real estate brokerage practice;
- Subdivision development;
- Condominium concept and other types of real estate holdings;
- Real estate finance and economics;
- Basic principles of ecology;
- Urban and rural land use;
- Planning, development and zoning;
- Legal aspect of sale, mortgage and lease;
- Documentation and registration;
- Real property laws and taxation; and
- Any other subjects as may be determined by the Board.
Real estate appraisers licensure exam coverage
As per Section 13 (b) of the final IRR of RA 9646, the coverage for the real estate appraisers exam shall be as follows:
(b) For real estate appraisers
- Fundamentals of real estate principles and practices;
- Standards and ethics;
- Theories and principles in appraisal;
- Human and physical geography;
- Methodology of appraisal approaches;
- Valuation procedures and research;
- Appraisal of machinery and equipment;
- Practical appraisal mathematics;
- Appraisal report writing;
- Real estate finance and economics;
- Case studies;
- Land Management System and Real Property Laws; and
- Any other subjects as may be determined by the Board.
Real estate consultants licensure exam coverage
As per Section 13 (a) of the final IRR of RA 9646, the coverage for the real estate consultants exam shall be as follows:
(a) For real estate consultants
- Fundamentals of real estate consulting;
- Standards and ethics;
- Consulting toolsย and techniques, which include project feasibility study and investment measurement tools;
- Real estate finance and economics;
- Real estate consulting and investment analyses;
- Consulting for specific engagement, which includes consulting for commercial, industrial, recreation and resort and hotel properties, and consulting for government and corporate and financial institutions;
- Land management system and real property laws
- Any other subjects as may be determined by the Board.
Where to get the required 120 ย units required for the exam
As per Section 14 of the RESA Law IRR, one of the many requirements needed for one to be able to take the exam is as follows:
” That he/she has completed at least one hundred twenty (120) credit units of real estate subjects and training from accredited service providers, as may be determined by the Board;”

i have a 200sqr mtr lot area property for sale w/4units apartment tenanted located in Bangkal Makati. & i think i have to take the Real Estate Brokers licensure exam, what are the requirements?

Hi Ronnie,
If you have at least 5 consecutive years practice as a licensed real estate appraiser or 10 b years as a real estate broker, you are qualified to take the exam. I recommend you take review classes so you stand a good chance of passing. Contact the PRC for more details.

Sir, good day! I’m currently working as real estate consultant in a real estate company here in makati for 3 years, what am I suppose to do for this coming licensure exam for real estate consultant? I want to grab this opportunity. Do I need to study first or do I have the chance to take the exam without going to school first? Please give me the details. Thank’s a lot.
Hi Chris,
If you are referring to the real estate consultant exam, yes, you need to be a practicing broker or at least can prove that your license has been active/renewed for 10 years and have been a practicing or have a real estate appraiser license for 5 consecutive years prior to the consultant’s exam.
