Philtrust Bank Special Discounted Sale of Acquired Assets – printed January 11, 2009

I just got reprimanded by my wife for not posting this listing sooner. I rarely look at the real estate foreclosure listings from Philtrust Bank as my mind has been conditioned by a former mentor that their properties are often priced at market value, leaving very little room for investors to get good returns. If I remember correctly, the last good deal(in my opinion) that I saw from this listing was for a 3-door apartment in Marikina which was listed at only Php1.8M way back February 2006. Well, my wife told me that I had no right to deprive all of you my dear readers of having a copy of this list just because in my opinion these are priced too high for investors.

She has a point! Which is why from now on, I promise to post each and every real estate foreclosure listing that I would get my hands on onto this blog, regardless of my opinion on their prices, because my opinions are simply that, my own opinions. I shall always remember that even end buyers, who would not mind buying properties at market value, also read this blog. Who knows, other real estate investors might even have a different investing strategy and may find highly profitable properties in this list. Even new investors might find their first real estate investment property in this listing.

Actually, this listing is not for auction, which means prices “should be” negotiable. Notice I said “should be”? It’s because I have not yet tried to submit offers to Philtrust Bank so I honestly can’t say that prices are negotiable. If there are any readers out there who have had any deals with them, please give a feedback by leaving a comment. You will notice that the ad says properties are for immediate occupancy, which means Philtrust Bank already has possession of all the properties listed. Payment terms can be cash or installment.
