What started out as an online tool that helped Jay organize his listings of foreclosed properties has evolved into a blog and foreclosed property listing website that shares information to real estate investors and virtually everyone involved with real estate in the Philippines.

Hi All,
Ako po ay isang OFW na kumuha ng 210sqm prime lot property sa isang developer sa Pinas. Nakahulog na po ako ng 26 month equity at P12,840/month, nasa 20% n po ng TCT yung naibabayad ko.
Nung last November-Dec.2014 nag bigay po sila ng 3 notices of turnover pero hndi po ako nakapunta. Last Dec. 15 po ang 3rd and last notice. Dahil di po ako nakadalo, ung lahat ng kulang na bayad sa property ay dinedemand na nila at sa bawat buwan na delay ay kailangan ko magbayad ng 10% interest. Nasa P2.3M pa po ang kulang, kaya bawat buwan dadag-dagan nila ng 10% ung kailangan kong bayaran.
Ngayon po, pina-process ko na yung pag loan sa banko na sa tingin ko nman ay maa-approve.
Ito po ang aking options at reasons:
Option 1. Kung itutuloy ko po, kailangan kong
a) mag-loan ng mahigit P2.3M sa banko;
b) magbayad ng interest sa developer na nasa 2 months @ 10%/month of remaining balance ~P460k;
c)magbayad ng interest sa banko para sa nautang na pera ~P1.09M d) plus travel sa pinas at miscellaneous expenses sa pagprocess
d) may lupa akong pwede kong patayuan ng bahay
2. Kung hindi ko itutuloy, ito po ang posibleng mangyayari
a) magfi-file ako sa HLURB para makuha ang <50% ng naibayad gamit ang Maceda Law
b) baliwalain ang naihulog na P353K at kalimutan nalang ang lahat
c) wala akong babayarang utang at interest sa developer at banko at maka-ipon ng pera pang-cash /bayad sa susunod na kukuning property
d) maghahanap ng sunod na kukuning property

Hi Louis, one way to know would be to let text-link-ads.com handle all your text link ad slots. They will determine pricing based on some metrics they have established. However, you will have to split your advertising revenue with them. I hope this helps. Goodluck!
