Pre-owned properties are an attractive alternative for entry-level buyers, as opposed to purchasing new homes or building from scratch. House and lots sell for as low as P110,000. Most BFS properties are located in developed subdivisions located in Metro Manila, Cavite, Laguna, Bulacan, and Rizal with access to paved roads and commercial centers.

BFS sells rights to the pre-owned property. The pre-owned property may still go through the one-year Redemption Period that allows the Original Borrower to redeem the property. If the Original Borrower redeems the property, the buyer gets a full refund minus service fees for the time the Buyer was in possession of the property prior to redemption.

Contact BFS Property Sales to find out if your broker is legitimate or accredited.

The release of titles is dependent on the processing of documents by government offices such as the courts, the Bureau of Internal Revenue, and the Registry of Deed. BFS works with these government offices to facilitate the transfer of the titles to the buyersโ€™ names, but cannot commit a definite date.

Yes, once the title to the property is consolidated to the name of Balikatan, a buyer may opt to process consolidation of the title to his/her name upon signing a Deed of Undertaking.

The term โ€œas-is-where-isโ€ gives notice to buyers that Balikatan does not give any representation or warranty as to the quality of the property. The buyer is free to inspect it before purchase; but if any defects are discovered after purchase, the buyer has no recourse against Balikatan.

It depends on the status of the property. Most of the time, getting approved for a Pag-IBIG housing loan is not possible for bfs properties (Ex. Property’s title is not yet consolidated, or the price of the property is too low and cannot meet minimum loan amount, etc. ). Please check with the designated sales-specialist from BFS that handles the property you are interested in purchasing

    1. Hindi po nila inaccept kahit yon ang nakalagay sa bidding guidelines? Sa alin pong bidding yan? Double check natin guidelines.

    1. Hi Abi, ekahit listed as abandoned, dapat mo pa rin ma-inspect to verify na walang occupant. If wala kasing bakod yung property, anytime pwedeng may pumasok na informal settler.

      Hi A. W. sorry for the late reply. Matagal na BFS, I’ve been sharing their listings of foreclosed properties as early as 2009.

      Yes, the properties look so dilapidated and bulok-bulok, at least they are willing to show the real status of the properties.

      Full disclosure, BFS is one of our direct advertisers (but I can still say what I want/need to say based on facts).

      Anyway, only a business partner of mine has had first-hand experience with buying a property from BFS, okay naman daw if you are going to keep the property. Mahirap pag for flipping kasi matagal malipat sa pangalan ng buyer yung title (usually).

      Nangyari na po yan before, maraming taon na din ang nakalipas. Tinanong namin sa BFS kung bakit ganun, sabi nila yung PSBank properties ay hinihintay ang appraisal/ongoing ang paglipat sa BFS ang titulo kaya hindi available for sale, pero sinasama nila sa listahan. Hindi ko lang po sure kung same ang sitwasyon sa property na gusto niyo.

      Actually, nakakapagtaka kasi nakalagay sa list nila na “Available” lahat ng property under sa Sales Status. May column din na “POD Remarks for PSBank accounts” pero blank naman lahat kaya hindi ko na sinama sa database (nakasama po sa PDF list). Kahit nga po Lot Area and Floor area ay wala sa latest list, buti na lang may data from previous listings for majority ng properties.

      Pasensiya po sa abala, inform ko po ang BFS management at wait po ako ng updates from them. Salamat po at nalaman namin ito dahil sa tulong niyo.

      Usually po hindi pwedeng i-loan/installment ang BFS properties dahil masyadong mababa ang price at hindi pasok sa minimum loanable amount ng mga banks. As far as I remember Php400K an minimum loan amount sa karamihan ng mga banko.

Paano kung sakaling binili ko at paid in full sabi ng bfs isosoli ang nabayad ko at siguro it will take a long time na masoli ang perang naibayad ko, parang money making racket yata ito.

      Kaya po hindi namin nirerecommend bumili ng property na within redemption period. Meron din kasi na gusto talagang bumili ng isang property (usually sila na yung nakatira dun or katabi lang nila yung property, kaya kahit within redemption period ay purchase pa rin nila para hindi sila maunahan). No idea yet kung gaano katagal ma-isoli ang pera in case ma-redeem, pero at least masosoli pa din…. sa tingin ko matatawag mo lang na money making racket pag talagang forfeited at hindi isosoli.

Yung house inside a subdivision po nabili na ng friend nung husband ko ang blema po di nila makuha yung title kasi yung lot daw nang subd. naka prenda pala bago pa lng nila nalaman to and blema pa po namatay na yung father na syang nag mamay ari nung entire lot ng subd. Ano po ba dapat nila gawin gayung wala po silang association kasi wala daw sila title pero may license to sell ang developer from HLURB.

The owner of that house was under the name of Casimiro Saturno. And as far I know he pawn the house to a neighbor. But that person or( a pawnee) never stay in that unit. In fact, it turn out that I’m the tenant there for the past 16 yrs. Since 2001. I heard some from the agent that those who stay in the unit will be their first priority. According to BFS staff. Only this morning too, my husband message me that there are groups of people come to my unit there to measure the house? I am hoping to get an answer from you sir.   16. Para po sa lahat ng nagpapahanap ng property, hindi po namin kayo ma-a-assist dahil hindi na kami nagbrobroker ng properties. Pero ipinagpapatuloy namin na i-post ang listings ng mga foreclosed properties dito kasi website namin ito at alam namin na iyon ang hinihintay ng karamihan ng nagbabasa nito.

    Isipin niyo na lang na para kaming online version ng newspaper na may classified ads (example Manila Bulletin). Siguro naman po hindi niyo tatawagan ang Manila Bulletin para magpatulong sa paghahanap ng property di ba po.

    Alam na po ito ng karamihan na matagal na naming readers/subscribers, at nililinaw ko lang po ito para sa mga bagong visitors. Salamat sa pang-unawa.

Until now nanghihingi sila ng document para makapaggpakabit na ng kuryente at tubig wala sila ibinibigay na papers para makabitan ng water at kuryente. Lagi silang nag follow up.     1. Kadalasan po pwede. Sa BFS depende po sa price at status ng property. Pag sobrang mura, hindi po tinantanggap ng ibang bank for loan, cash basis lang po siya.

        1. Sa pagkakaalam ko Reynalyn cash lang siya pwede. Yes, usually may discount pag cash, paki-check na lang po with BFS. Thanks!

  31. Hi Sir Jay. Just wanna ask po about a foreclosed prop I purchased.. if it’s okay na walang receipt na ii issue after paying the dp & monthly amortization? They said that the deposit slips will serve as proof of payment. The official receipt daw po will just be indicated on the dos to coincide with the notary.

    1. Hi Cindy, I believe even the BIR accepts deposit slips as receipts when applying for the certificate authorizing registration (CAR), so mukhang okay lang yan. Just make sure you keep the original and make lots of photocopies or scanned copies of the deposit slips.

    1. Depende po sa goal niyo at depende rin sa pwedeng pagpiliian. Kung goal niyo eh rental, eh di dun po ako sa mas maganda ang balik, mapa condo man o lupa (although mahirap mag-pa-rent ng lupa lang, dapat may bahay).

      Kung gusto niyo ng pwede pa gandahin, siyempre yung may lupa anh mas maganda.
