Pre-owned properties are an attractive alternative for entry-level buyers, as opposed to purchasing new homes or building from scratch. House and lots sell for as low as P110,000. Most BFS properties are located in developed subdivisions located in Metro Manila, Cavite, Laguna, Bulacan, and Rizal with access to paved roads and commercial centers.

BFS sells rights to the pre-owned property. The pre-owned property may still go through the one-year Redemption Period that allows the Original Borrower to redeem the property. If the Original Borrower redeems the property, the buyer gets a full refund minus service fees for the time the Buyer was in possession of the property prior to redemption.

Contact BFS Property Sales to find out if your broker is legitimate or accredited.

The release of titles is dependent on the processing of documents by government offices such as the courts, the Bureau of Internal Revenue, and the Registry of Deed. BFS works with these government offices to facilitate the transfer of the titles to the buyersโ€™ names, but cannot commit a definite date.

Yes, once the title to the property is consolidated to the name of Balikatan, a buyer may opt to process consolidation of the title to his/her name upon signing a Deed of Undertaking.

The term โ€œas-is-where-isโ€ gives notice to buyers that Balikatan does not give any representation or warranty as to the quality of the property. The buyer is free to inspect it before purchase; but if any defects are discovered after purchase, the buyer has no recourse against Balikatan.

    1. Hi Jay, madalas kasi masyadong maliit ang selling price ng BFS properties kaya hindi kaya ang minimum loan amount ng bank financing/pagibig.

      Sorry, wala kaming marerecommend sa ngayon na broker na accredited sa BFS.

May tanong lang about sa BFS po, Since may Target location po and sa totoo lang po, Mababa talaga sya. Ang problem po, occupied po sya, Si BFS po ba may binibigay na letter doon kay Occupant para ivacancy yung property? If hindi po pumayag si occupant, kami po ba ang magpapaalis po doon?       Yung BFS property na occupied, ang buyer ang magpapa-alis, kaya hindi ko marerecommend bumili ng occupied.

      Malamang may pinadala nang demand letter ang BFS na nagsasabi na mag-vacate or umalis yung occupant, pero yun nga, hindi lahat umaalis.

      Yung next step is pwedeng mag file ng ejectment case ang BFS. May cost kasi kaya hindi lahat dumidiretso sa ejectment, check mo na lang sa BFS. If yes, buyer ang magtutuloy ng kaso.

    Ano po process sa bahay under Balikatan po, na hndi pa na aplayan ng nkatira sa Balikatan…pero ibebenta niya ang bahay…paano po yan? Pwede po bah, mlaman ano ang proseso nito??? Magkano po ba mbyran sa Balikatan???

        Good evening sir jay.. ask lang po, lumabas na po kasi yung result last bidding nung august 4 at isa po ung name ng husband ko yung nakalista po. nakalagay po sa kanila for further announcement daw po para sa 5% reservation of bid. Pag ganitong ECQ ang NCR or MECQ ang Bulacan delay din po ba talaga yung email or text nila about dun? Thank you po

        1. Hi Jefrem, congrats sa inyo! Regarding sa mga email at text galing sa Pag-IBIG, malamang po magkadelay kasi posibleng hindi lahat ng taga pag-ibig ay nasa opisina (dahil sa ECQ). Suggestion ko po, tumawag kayo para mag follow-up at least once a week para sure kayo na alam niyo kung may schedule na yung pag bigay ng 5% reservation.

    1. Hi Randy, as of today walang lumalabas sa database from BFS. Pati sa ibang banks/institutions wala din. Baka meron sa mga PDF listings ng Pag-IBIG sa provincial areas. Puro NCR lang kasi na-u-upload ko sa database from Pag-IBIG.

      Hi Ms. Lea, due to the MECQ in Metro Manila, BFS might be operating with less staff to answer all inquiries. I do not recommend to go to their office due to the pandemic, and my only suggestion is to call the BFS Trunkline: (02) 7750-3888 (please be patient again due to the possibility they have less staff in the office).
