If you plan to become a real estate developer just like most real estate investors, it would be a good idea to have a real estate consultant in your team. Licensed real estate consultants are very few compared to real estate brokers, here is the latest batch.
The December 2013 Real Estate Consultants’ Board Exam Results were released by the Professional Regulatory Board (PRC) on January 21, 2014, just 3 working days after the last day of the examination.
We congratulate all of the new real estate consultants, two of which I personally know, and they are our friends Ms. Genevieve “Gigi” Flores Bonquin and Mr. Wilfredo “Willy” Segovia.
Ms. Gigi is the woman behind http://www.greenhuts.net and http://philrealestatedirectory.com and she is a strong advocate against colorum real estate practitioners, while Mr. Willy Segovia is the President of the Manila Board of Realtors who invited me to speak at the The Manila Real Estate Forum (MREF) 2013.

Topnotchers for the December 2013 Real Estate Consultant Licensure Exam
The topnotchers for the December 2013 Real Estate Consultant Licensure Examination who garnered the two (2) highest ratings are as follows
1. LEONIDES IGNACIO DAVID – 82.60%
2. WILFREDO LEDESMA SEGOVIA – 80.90%
What exactly are Real Estate Consultants?
According to Section 3-g-1 of the RESA Law IRR:
Real estate consultant – a duly registered and licensed natural person who, for a professional fee, compensation or other valuable consideration, offers or renders professional advice and judgment on: (i) the acquisition, enhancement, preservation, utilization or disposition of lands or improvements thereon; and (ii) the conception, planning, management and development of real estate projects.
Furthermore, a real estate consultant has at least ten (10) years experience as a licensed real estate broker, an assessor, or as a bank, or institutional appraiser, or an employed person performing real property valuation, or has at least five (5) years experience as a licensed real estate appraiser (these are part of the requirements for the licensure exam, which is also in the RESA Law IRR).
As you can see, it takes a lot of experience to become a licensed real estate consultant.
