For a limited time period, you can get Php 121.00 off on your request for Certified True Copy (CTC) of your land title requested through the LRA eSerbisyo Portal. Terms and Conditions Apply.*
Terms and conditions
1.) The offer is only applicable for Certified True Copy of title requested via the LRA eSerbisyo Portal;
2.) For every land title requested for Certified True Copy paid between 1 to 29 February 2024, the Php 121.00 discount will automatically be applied upon checkout;
3.) The offer is not exchangeable to cash or any other services; and
4.) The LRA reserves the right to modify or terminate the offer at any time without prior notice.
How to avail
1.) Visit the www.eserbisyo.lra.gov.ph;
2.) Create an account, then log in;
3.) Submit a CTC request;
4.) Pay the fees online between 1 to 29 February 2024; and
5.) Wait for the CTC of land title to be delivered at your preferred address.

I appreciate that there is an LRA eSerbisyo Portal,
making it convenient to request a certified true copy of land titles and saving time.
However, I have concerns regarding the ease of requesting these copies.
Because of proliferation of fake land titles and
fraudulent land sales in the Philippines,
isn’t it crucial to ensure that only the owner
or someone authorised by the owner
can request a certified true copy of a land title?
This would help prevent unauthorised individuals,
including unlicensed real estate agents,
from obtaining copies of land titles for fraudulent purposes.
Hi Marys, I agree that this is like a loophole where no authorization is required to request for a certified true copy of a title.
However, others would say that land titles are supposed to be public records and interested buyers should have easy access for due diligence purposes, and I also agree with this.
Anyway, a certified true copy is quite different from the original.
But I do get your point as scammers can use the certified true copy to scam people who are not able to do proper due diligence. There is a great need to educate the public on how to identify/avoid these kinds of scams.
