Ang nakalagay po dito na prices are downpayment only or its the exact amount? Thank you!
Hi Jay, all the prices indicated are the actual selling price (pero siyempre may additional taxes and fees pag bumili ng property).
i wish these videos were in English ..
The two videos on this page are in english, they even have closed captions in english.
Are you referring to the videos for Pag-IBIG updates? Those are in tagalog, but english closed captions are also available.

Hi Sir Jay, just want to personally thank you. I have come across your video interview on youtube which you mentioned about the book think rich pinoy. Had I not come across that video, I would not have gained context on how the rich dad poor dad concept can be applied in a filipino setting. Just completed the book tonight and hopefully next step would be to get enrolled in one of your classes. Thank you again Sir Jay.

Hi Mr. Jay Castillo.
Dear Sir Allan and Sir Jay,
A blessed Holy Week. I, Isaac Navarra an OFW here in UAE. I am aiming to do real estate business in the Philippines for good thus I dont like to be an OFW who worked so long without any ipon/savings and investments.
May I please ask is it still possible to enroll to Sir Jay’s Training for foreclosure properties? It has been 3 months ago when I attended the webinar. At that time I still have obligations to pay which is the reason i was not able to enroll for the training offered. I would like to inquire if i is still possible to enroll to this course? I would also ask if I still can get the VIP offers which was mentioned on the training of Sir Jay? However my bad I forgot the VIP code which was given by Sir Jay to acquire the benefits and discounts Si Jay offered during the webinar.
I hope I can still have this training and I hope I can catch up. With this training it would bless me and my family to provide our needs, to be stable, and grow in the long run.
Thank you and God bless
Hello! Do you also conduct seminars? Thanks and more power!

Thanks
Lance
Hello Sir,
I have read Robert Kiyosaki’s books, Rich Dad Poor Dad. It really is inspiring that it changed my mindset, as well as, reading your blog. I am thinking to attend the Think Rich Pinoy seminars but I do not know when the next seminar will be. The website only shows the previous seminars held. Do you have contact or information how and when the next seminars? I am very interested to join. Thanks a lot.
Hi Rachel! So far, I haven’t received any schedule for any upcoming TRP seminars as sir Larry’s emails are often about startups and crowdfunding. If you want, you can watch my 3-part free video series on getting started with foreclosed properties, which is comparable to paid seminars out there. You can sign-up for free here: https://www.foreclosurephilippines.com/members/videoseriesoptin
hello sir Jay, your site is amazing. I’m currently living in the U.S. but looking for a small townhouse in Q.C. for my parents. i hope to learn more in your site, and i just came across it now. im reading up on your unbiased views. quick question, since my papers are still processing for my residency and my hubby is a u.s. citizen, do you think it’s not possible for us to avail a bank loan? you see, there’s this agent whom i feel is very hasty in selling and i feel its pretty risky because the requirements are very few (2 IDs only and PDCs)/ whereas the bank would be very thorough in reviewing our requirements for loan. What are your thoughts on this? Your reply would be tremendously appreciated.
Thanks for the kind words! So you are coming home as a Filipino Citizen married to US Citizen? If yes, you should still be able to get a loan. It seems what the agent is offering you is in-house financing, not really a mortgage loan (Yes, you are correct, a mortgage loan has more requirements and are carefully evaluated). My suggestion, ask the agent to setup a meeting with the bank to get the exact details.
Interesting piece . I loved the analysis , Does someone know where my assistant can acquire a template Lease To Purchase Option Agreement document to fill in ?

Hi Angel, I highly suggest you look at Pag-IBIG’s listings for Davao. I have their list in queue for publishing this week.
Hello, my name is Jeff. my wife is from Manila area, born and rased. we now live in usa (penna.) we whould like to buy a small lot over there, and finance it and pay on it from here how do we go about this?
Hi, just started reading your site about tax delinquent properties. I have a question with regards to ownership.
If the property goes up for auction and it is still being paid off to a borrower (eg. A bank). Who owns the property. The bank or the person who paid the property taxes.
Thanks
